Florida voters approved Amendment 3 on November 3, 2026. It raises the homestead exemption on non-school property taxes, meaning the county, city, and special district part of your bill, to $150,000 in 2027 and $250,000 in 2028, with inflation adjustments after that. The school tax exemption stays at $25,000, so school taxes stay on your bill. You'll first see the change on the tax bill that comes out in November 2027. It only applies to your primary home with a homestead exemption, not rentals or second homes.
No. It shrinks the county, city, and district part of the bill, and for some homes that part goes to zero. School taxes still apply on everything above $25,000, and flat fees like fire, garbage, and stormwater (non-ad valorem assessments) don't change. Local governments also still set their own rates each year.
Not right away. If you weren't a Florida resident on December 31, 2026, you start with the current homestead exemption, and the bigger Amendment 3 exemption kicks in starting your fifth year of homestead. The calculator above handles that for you if you choose "No" on the residency question.
If your taxes are paid through escrow, your servicer recalculates your escrow once a year based on the actual tax bill. Once the lower bill hits, typically after the November 2027 bill, your monthly payment should drop on your next escrow analysis. If you're buying, lower taxes can also mean a lower payment, which can help with qualifying. A BayPort loan officer can run your exact numbers.
Both are on the TRIM notice your county property appraiser mails every August, and on the appraiser's website when you look up your address. Use the assessed value, not the market or just value. The calculator fills in typical rates by county, but your city and special districts can make your rate higher or lower. Questions? Call BayPort at (941) 584-8724.
Lower taxes can mean a lower payment, more buying power, or room to refinance. A licensed BayPort loan officer will run the real numbers for your home. No pressure, just straight answers.
