How DSCR works

DSCR stands for Debt-Service Coverage Ratio: the property's rental income divided by its full payment (principal, interest, taxes, insurance, association dues). A ratio of 1.0 means the rent exactly covers the payment; lenders typically want 1.0–1.25+. No W-2s, no personal tax returns, no employment verification — the deal stands on its own.

Can I use short-term rental income to qualify?

Many DSCR programs accept short-term and seasonal rental income — a real advantage in Southwest Florida's vacation rental market. Documentation requirements vary by lender; we'll match you to one that fits your property.

What if the ratio comes in under 1.0?

Options exist — some programs allow sub-1.0 ratios with more down or reserves, or we restructure the deal. Run it through our DSCR calculator first, then let us pressure-test it.

Can I close in my LLC?

Yes — most DSCR lenders allow (and investors prefer) closing in an LLC. You'll personally guarantee the loan, but title and liability sit with the entity.
